1 We help you prepare your property ready for renting. This includes carrying out gas and electricity safety checks, and arranging for energy performance certificates (EPCs) if necessary.
2 We take professional-looking photos of your property and prepare a fully colour floorplan as standard. We’ve now also introduced detailed video walkthroughs for no extra fee. These mean that potential tenants can get a feel for your property on screen without needing to visit in person.
3 We advertise your property online, placing comprehensive details on Rightmove and Zoopla (plus numerous linked sites). We also boost exposure for your property on our Instagram and Facebook channels, instantly getting it seen by thousands more potential local tenants in Kent.
4 We manage and supervise all viewings. Wherever possible we conduct remote viewings, as during this pandemic it’s crucial to keep everyone healthy and safe. (Find out more about our Covid-19 measures, here).
While we do currently carry out in-person viewings, this is just for potential tenants who we feel are serious about renting your property and are in a position to progress their application.
Our rules for these physical viewings are that:
5 When we find a suitable tenant for your property, we take care of the full reference process (including credit checks).
6 We prepare our solicitor-approved tenancy agreement and a full inventory of your property contents (including numerous digital photographs). We can also arrange a competitively-priced rental guarantee warranty, which is a way to cover the rent if your tenant defaults on payments.
7 We supervise your tenants as they move into your property on the chosen date.
8 If you choose our full management package, we then manage your property professionally and efficiently, taking care of any maintenance issues and collecting the rent if necessary.

Find a tenant package: Marketing your property, managing viewings and carrying out references (90% of first month’s rent).
Comprehensive property management package: All of the above plus full management of your property once the tenants have moved in (12% of rental income).
